Disclosure : I am a realtor I find this all rather amusing, values of homes and rental pricing is all based on supply and demand. it's a commodity. When a community has restrictive standards on building new residences, the values will increase. Same thing happens when new jobs come in from another location, buying/rental demand. Properties on the beach ( where I service ) have doubled in rental rates ( 5 years ago you could have rented an updated waterfront 2 bedroom for 2K, now the same place is asking 5K or you could get a non-updated for 3800 ).
the protestors should be happy about the private bus service and I'll explain why. the private bus service reduces public service pressure points and creates more of an even demand. For example : a map of NJ or NYC with bus service overlays and train stops will show that rental rates are rather higher when you have a walking distance of less than 13 minutes to the pick-up location. the effect of the private services has created a more rounded demand. Kill off those services and you'll see massive increase within walking distance to bus/train stops.
as the people that can not find the housing due to income: Easy solution is to provide incentive for affordable housing to contractors. In NYC builders have consistently found ways to work within the rules and create more housing with solutions for the poor or low income earners, sometimes it's not so nice, like the poor door, but, it's still there as an option. Poor door is the new thing where a builder builds condo building with 2 sets of entrances, one for the qualified buyer (400K and above income family ) which is 70% of the building and most likely the higher floors, then a separate entrance 20 feet away on the same side of the building for the low income qualified buyer ( 50K or less income family ). also the monthly cost are income adjusted to assist the poor to cover the maintenance. the lower income units are also restricted in selling since it's not based on fair market value, just on income.
Also, most people don't want to make the sacrifice to live in a shitty area, so they are going to look to live where it's safe. I hear people complain about a certain area being dangerous ( I grew up in a very bad area so I know real bad areas, and believe me these areas that people look, at all you need at the most is a pet pocket dog to be safe) and i tell them the truth, you can pay more and get what you want, or live in this area and get what you want at a cheaper price...
the best part is that I report the market numbers on a consistent basis to my area, owners are happy when they see there zone increase in value and get really upset when the values go down ( that just recently happened in an area where there is over 500 properties that can be rented ). when the market goes down, owners start making sure that police are called, the clean up the area and complain to the city ( that's what you pay taxes for, for city services to improve the quality of lifestyle ).
Sorry, but that plot line is rather old. Analog magazine in the 80's. IIRC the story line is about how business fight but using non-lethal weapons, so I knife stab would cause your armor to slow down, a bullet shot would stop you... then when it was over, someone would stop by and pick you up and turn on your systems ( life support always worked ). at one point in the story, it mentions that a chip from Taiwan stopped the gun from shooting and the character realized that the chip comes from the other-side which planted a virus in the circuits.
While you are correct about CIH, there have been some documented spyware cases that attach to the BIOS... I am trying to recall the advertiser that had figured out the way to attach a "do-not-stored or keep info" cookie via the BIOS back in 2008 ( give or take a year ). I keep thinking it's that pop-up ad for a camera.
a BIOS virus seems simple enough to create, but I would think that no nation would execute it, due to the fact that if it spreads, they get infected to. Very High Risk, with minimal rewards.
Sometime in the past, I believe the government of China wanted the source code for windows 98, which they did not get ( at least that's how I recall it ). They were worries about some sort of plugin that was available to the US government that could capture and transmit whatever was happening. Someone de-compiled the code and did discover that there was some sort of plugin spot for such a thing...
WOW that was a great link, and the explanations were easy to understand. what I did like was the particle presentation video of the hexagon, very cool.
I got to admit, i might have observed this before, but never paid attention to it. in the video, you could see and understand how the points of the hexagon are made.
this really depends on what type of racing you are doing. In certain classes of race, it might be required to be in a controlled skid ( 4 wheel drift ) in order to line up with turn. Most likely this type of racing has a lack of down force in the car design, but I am not sure.
Well, no you don't want to skid in most races, your lap times decrease. You also reduce and have to regain traction. rarely do you see if ever in modern F1 and group 3 racing anyone skid.
time lost can be in excess of.01 to.03 of a second per incident and if you are doing 3 of these per lap on 53 laps = 1.59 seconds in the entire race on the low end ( I don't care to guess what the total would be uuhhgg )
I just finished looking at the pictures, the 3 cube stats look to be already rotating, is that common?? I would have thought that they would just shoot right out without tumbling ??
I'm not sure about the statement of Identification in the USA. I know some states require you to have some sort of ID. But then again I am not a lawyer so what do I know.
While all your points seem right. Most people have never driven at 100+ mph consistently for more than 20 minutes. While doing 80MPH requires a decent reaction time, at 100mph you need much faster reflexes, at 140MPH they better be sharp. ( I've see tire blow-outs from big rigs leave a huge chunk on the road).
While on the track, doing 120 - 140 consistently, I'm at a similar speed to the others on that section of the course, but when on the highway, your speed will exceed the others by 50% to 100% which means that your on the bumper in no time.
Personally I would have love to be chosen to be his co-pilot, would have had a blast.
when I worked downtown / wallstreet. the walk from the Path station ( old WTC ) to the exchange had rain going up snow going up and skirts going up
always in the winter
it's common and you do see snow blowing in all directions, even on the 23rd floor ( rain when it goes up is really weird and you would swear you were in some sort of movie slow motion set )
You are thinking correctly. The base load generators are slowly needed less fuel till mid of the night. What this plant is doing is providing peak energy at peak energy times, reducing ( not eliminating ) the need to bring on the gas turbine plants to cover the low supply and high demand moments.
it's small steps like this that will over a 30 to 60 year period of time reduce our consumption of fuel.
next small steps that I would like to see, that all roofs in the lower part of the USA be required to have at lease 20 percent of the sun facing portion covered with solar power panels within 45 years ( life cycle of a roof is about 30 ). I use 45 years since we could provide real estate property tax incentives to those developers and home owners starting now, and in 45 years make it mandatory.
I keep thinking it's needs to be done in small steps, the early adopters get more benefits due to the extra risk they are taking ( wind might lift the roof due to the panels, fire risk because of a bad install... ). and as demand increases we might benefit with smart electrical grids.
maybe, lease contract have quality of life issues. so they need to file complaints with the police, then present that report to the management company and the association ( if it's a condo ). once those steps are done, you need to wait about 30 days to see if any action is taken. if not, then you can break your lease within reason.
I feel your pain, it's a quality of life issue. this is the sort of thing you need to file with the local city a complaint, Your owner ( if you rent ) that there is a problem in the community and if you are an owner read the association rules about the rental policy.
I am rather sure that if you are assigned a parking spot, no one else can use it. and if it's on your lease or purchase contract, just walk downstairs, call the tow truck company and present your valid proof that your spot is in violation with a trespasser, let them hook up. Keep that up for a month or 2 and the building will revert back to normal. ( I happen to have 1 parking spot that I rarely use, I always find someone using it, call the tow truck company and poof it's gone )
Disclosure : I am a realtor, I do rentals and sales
While you are taking a good stance and I completely agree that you need to bring your own stuff on these rentals. but you are forgetting the other side.
quality of life : I live in a condo, pay for security services and know my neighbors ( we are a small community of 526 units ). What worries me is that we have a stranger that is not registered and not cleared by the board ( the board has a zero tolerance policy for convicted felons with violent crimes ). so here we get a stranger that might interfere with my quality of life.
We had 2 owners that were using the services of airbnb, they were fined and we informed airbnb that our building does not do short term rentals. They complied and removed all the listing that were in our buildings.
the problems is that investors are looking to break the community rules because they "feel like it" . Association ( condo and homeowners ) have specific sections about rental policies which is why certain building have a premium and others are at a discount ( easy rental policy buildings have about a 15% premium over conservative buildings ).
in the area ( 1/2 mile radius ) we have about 5600 rentalable units, all which fall under the 1 year min. rental rule ( we have nothing in short term ) and most association are aggressively finding the owners that are doing short term rentals. Those short term renters don't have the accountability of being responsible residences and can you blame them ??? they are on vacation and want to have fun, no one blames them, it's the owners whom are the problem. ( our building has a policy that when we find short term renters, we advise them, ask them to go to the police department to get a criminal history and let them enjoy the stay )
Now let me describe my little section of town. in 20 minutes strolling ( not a NYC fast walk ) your feet are in the ocean, in 40 years we have only had 2 murders total and those look like a mob hit so they don't count, you can walk to Walmart, Winn Dixie and Publix. You can walk at 2 am and meet up with 2 or 3 undercover police officers. the demographics of the area is mixed of every race and income level ( from section 8 affordable income all the way to multimillionaires ). We are a 30 minute drive to Southbeach, 15 minutes to Fort Lauderdale airport... basically it's real nice, the sort of place where you want to call home ( vacation or full time ) and just enjoy some peaceful time ( lot's of college grad students live here also because of the affordability and lifestyle ). cheapest rent here is 800sq ft clean and decent place for 800 a month with water free.
Since you are a rookie driver, there is one point I would like to make to you. Learn to use your side mirrors more often than your rear view. once you can learn to trust those mirrors properly, then you can see more than most ( you'll catch the glimpse of the Motor cycle in the blind spot easier )
While this might ( most likely ) be off topic, didn't Scientologist act upon and prove this already when they slammed the IRS with multiple lawsuits. I forget the outcome but I believed it was negative to the IRS.
well, in the movie my man godfrey 1936, there is a line where the character say " i don't mind giving 60% to the government "... which he's implying his tax rate is 60%. this seems to conform to the chart.
What we need to find the distribution of the income
I tell people when they are looking at a house, you are buying the walls and the space, nothing else. Why pay for someone upgrades that most likely are not up to what you want anyway.
Do I really want to care about your upgrades? Nope.
I recently looked at a house, it's was completely re-done from roof to first floor. Excellent job, i asked whom the contractor was, got it and the client bought another house down the block and hired the contractor. Client is out of pocket for 5 months on the work, but has a brand new home at the end and 40K cheaper at the end
moral of the story, don't pay for any improvements unless you really want that improvement.
While I do not agree with your equivalency rating, if a 5 is coming, then we should be looking at land surface area affected and evacuation issues. a Cat 5 will make entire coastlines for 50 mile ( from landing point ) evacuate. While an F5 will make entire cities evacuate. Depending on where you are, we are looking at a 3 times multiplier for the Hurricane. if an F5 hits a big midwest city, were are looking at a displacement of about 250,000 people with about 100 miles of losses, if a Cat 5 comes around, we are looking at a 25 mile radius of damage for 75 miles to 500 miles... I don't even want to venture the population displacement if it was july or august.
this is all guessing, but having been in 4 hurricanes and watching 1 tornado do damage for 25 minutes, I think I might have a small grasp of the perspective needed to look at this issue.
Also, Hurricanes do wire damage over long swaths of area, Tornado's do localized damage
