You're right, band 12 is the thing. My house was built in the '40s and with the walls being plaster and lath with wire mesh in between I pretty much live in a faraday cage. I'm on Project Fi and the best Tmobile signal I ever saw was 2 bars. They added band 12 about 3 weeks ago and I've had full bars anywhere in the house ever since.
