The children of typically wealthy parents that care enough about their child's education to go to the effort of putting them in a private school perform better in school.

They key phrase there being "parents that care" regardless of what studies show the problem has nothing to do with public vs private schools or teachers not performing the problem is with parents.

All of my cousins (34 or so of them my grandfather couldn't keep his pants zipped) went to big time private schools in NYC, I went to one of the largest and most poorly run public schools in NYS my entire life and I did better than all of my cousins in HS and in college. Why? Because my parents cared about my education just as much as theirs did and my parents desire to see me get the best education possible under the circumstances drove me to succeed as well. In elementary school when other children were watching TV or playing Nintendo during the summers my father handed me an algebra book and had my struggle to teach myself the material with no outside help. In HS when other children were out socializing on weekends my parents drove me to Stonybrook to take college courses (that were free because of some great programs StonyBrook has for underpriviledged kids) and at the time I absolutely hated every single minute of it but thank god my parents cared enough to force me into it. I am not here to boast about what I accomplished despite my past situation I am simply showing you that a parent that shows a high level of commitment to their childrens education will have a child who succeeds regardless of the school they go to.

Which brings me back to the question of why children in private schools perform better than children in public schools, in general? Easy, because the majority of parents who send their children to private schools care about their childrens education. To spend anywhere from 8K to 30K a year on private schools you have to care about your childrens education, despite what a lot of people think many parents of children who go to private schools aren't filthy rich they simply care enough to spend a very large percentage of their salary on their childrens future. Parents are the key to better performance in ALL schools not money, not teachers, not private schools, not microsoft. When there are studies done on children with parents who show equal levels of commitment to their childrens education in private vs pubic schools then I'll start listening.

You'd have to find a property without a mortgage AND find someone willing to buy the property all cash without running a title search (basically a senile or stupid person) because if a mortgage company gets involved they will want a full abstract with a chain of title going back 60 or so years making this sort of fraud impossible.

Furthermore you would have to find someone with hundreds of thousands in cash who is gullible enough to by a home without running a title search elderly folks are a possibility but in my experience when it comes to real estate purchases/sales most elderly people lawyer up very quickly for even the smallest transaction so you'd have a hard time pulling that off as well.

  3. Re:I am not a lawyer... on Identity Thieves Steal Homes · · Score: 1

One note I forgot to add someone wishing to commit mortgage/title fraud may also attempt to ask (more like beg) all of the early recorded liens to subordinate to them and then foreclose but you have a better chance of death by being struck by lightning while having a tryst with an albino midget than convincing a mortgage company to become a subordinate lien.

  4. I am not a lawyer... on Identity Thieves Steal Homes · · Score: 5, Interesting

but I am a licensed Real Estate Broker in New York state (something I did in the process of earning my CE degree). In NY State at least and most lien theory states this sort of fraud is next to impossible especially if your bank still holds a mortgage lien on your property. In a lien theory state the bank never owns your property they only have a lien against it and while they can sell the lien they can NEVER sell your property unless they go into foreclosure proceedings in which case you should have paid your bills.

Furthermore lien theory states make it difficult to commit title fraud because for a title transfer to occur everyone who may have a lien on a particular propery (govt, bank, plumber etc...) has to have their lien satisfied. I'd love to see someone commiting fraud convince a bank that they should relinquish their 250K+ lien on a property they stand to make big $$ on by either collecting the interest of selling on the secondary mortgage market (fat chance).

As far as title/mortgage fraud goes I really wonder what kind of screwed up system Canada has. A quick search for "real estate" "title fraud" is completely filled with links about canadian real estate and almost no other country. Not that I have anything in particular against Canada, half my family lives there, but that is very telling.

Yes and I'd like to thank you and everyone else at BNL I was a student at Brentwood HS and at 16 around 1997 or so I was allowed to visit BNL once a week for a few months and even had a mentor. I was allowed to see the particle accelerator you have there and witness a lot of the projects that were ongoing. I also learned a lot of simple concepts such as the Norton and Thevenin equivalents, current divider rules, and even got a brief (although confusing at the time) introduction to second order LRC ciruits. The simple exposure to many of these concepts got me started on my path to Computer Engineer as a major. If it wasn't for some of the fine people at BNL I might have never chosen Computer Engineering as a major and made a career out of something that I love to do. Out of curiosity do they still have a mentoring program there?

In many states if you commit murder at 16 years of age you can be held responsible as an adult, so why not for ALL crimes and please spare me the "You wouldn't like it if you were held responsible at 16 for your actions" or "A 16 year old does not take into account the consequences of their actions" nonsense. At 16 years of age, provided you don't have a mental deficiency, you know damn well if what you are doing is right or wrong and if they don't then maybe its time we start holding parents partially liable for their children's actions. If the parents are held liable then maybe they will start doing a better job of being the most important part of their children's lives. A large product of who we are as people is due to our parents influence or lack of influence in our lives so why is it that criminals can use their parents as an excuse to get less time on their sentence after conviction but those same parents that played a large role in making their child the criminal they became cannot be held liable for their poor parenting when the child is still a minor?
