  1. When looking to borrow to buy, check long term investment bonds, are the rates rising all falling, rising means rates are guaranteed to go up. So the problem is done to will people who do no understand property values, what drives it and future potential, all the look at is the colour of the paint and what payments they can afford to make at current interest rates and buy according to that, so real worth doesn't enter into it, just 'FEELINGS' and ignorance about interest rate changes.

    So property values are rising directly in line with interests rates, as those rates affect payments and those rates are low and hence prices are sky high. The rapid rise, lets be honest, idiot women with reasonable salaries, who buy based upon emotions, so prices have risen quite sharply because the question is not what is the property reasonably worth, not what future interests rates are, just the maximum payment that can be afford and idiot women thinking, they have won, when they buy a place, they are winners at the auction, they could spend more than anyone else on that property, they won, they won, they won, right up until interest rates go up and emotion faces reality, they lost by paying way too much.

    Interest rates are on the rise, it is inescapably and triple current rates over time, there will be a shit bucket ton of properties on the market, where silly women will lose their deposits as they sit on properties they no longer can afford to make payments on, as those property values drop, until they go into receivership or find a man to take over that debt. This when men are becoming refuseniks, no longer willing to financially sponsor the lives of women, true supporters of feminism, treating women just like other men, that men compete with. Going to lose everything sweety, well darn, let me know when the receivership auction is and I can cash in (there will be many auctions where the highest bidder is a foolish friend of the person in receivership, now having to pay agents fees for a failed auction because the highest bidder can not afford to buy the property they bid on, they were just trying to pump up the price, watch the faces of the people bidding).

They should have been prosecuted for allowing the app to be distributed from their site, a fake banking app for a major bank. Google is shite, unreliable, privacy invasive, real anal retentive control freaks, well over users, anyone paying them can do anything they like.     I treat the play store, like it is a playground for corrupt arseholes selling questionable apps. In the rush to load it up with apps, in the most greedy fashion imginable, Google gave not one shit beyond automated scanning of apps, really unreliable.     Mass recycling still needs to occur and that needs energy and whilst distributed wind and solar generation systems are good, they are extremely vulnerable to extreme weather events. So imagine a city of one million, run largely by solar power, up comes a once in one hundred years hailstorm, taking out all the panels. This would take months to repair a major city without energy for months, many would die, many many more would go bankrupt, you would basically economically kill that city and it would take decades to recover. Nuclear is required for high energy zero waste city recycling and as back up energy for renewables to add durability back into the system and to power the grid the high energy needs.

    What is needed it more reliable and stable low output nuclear energy generators, something that can draw that energy out stably over many decades, than a mad on the bleeding edge of catastrophe fuels needs to be continually replaced, reactor. There are smarter designs out there, really logical ones, they just need to be developed and put into use.

    Lateral thinking says, do not bring back the headphone jack, instead add another firewire port to the top of the phone. Obviously now that pretty much everyone else has dropped the user replaceable battery and Apple makes little money on it now, bring back the user replaceable phone. They should have already brought out the Apple Big Screen all in one 65inches or even 85inches of thousands in profit, and of course branding identity. The web stack would also help, modem on the bottom, then stack on top with processing unit, harddrive unit, DVD burner (with email, web and social media server). They have slowed down, Apple have become all too geriatric.

    Beware Nvidia Shield TV is no where near as premium as they claim, latest updates were extremely poorly done, requiring three efforts. Shield TV needed to be rebooted nearly everyday and sometimes the reboots did not work and required repeated plugging and unplugging. At a guess the morons did not clear the cache prior to doing updates (passed on the possible solution), so stored data no longer matched applications causing repeated failures. So not so premium at all (it has been working since the last update so far).
