So if you teach kids about respecting copyrights, I think you should also educate kids about governments respecting first amendment rights. I have no problem with that.

The constitution allows for meddling in interstate commerce. Renting an apartment is considered interstate commerce as if you refuse to rent to certain people then businesses out of state are more reluctant to do business in that state. So it's not blatently unconstitutional, but it is however pretty controversial.
They really can't walk away at any time, at least for the top division 1 schools as that would jeopardize their chances for their pro careers. It's similar to grad students who work at almost below minimum wage can't really walk away at any time without jeopardizing their PHDs or chances at a professorship later on.
I am far more interested in college sports since the money generated there actually goes back into the college, and there just seems to be a whole lot fewer problems in that whole system too.

The act of excluding certain people from housing has a detrimental effect on commerce. If a motel refuses to rent to Canadians, then the city would lose money from Canadian tourists or there is a danger that Canadians would be forced to sleep out on the streets. So when you do business that is open to the public, you agree to certain rules, including the rule that you take in Canadians.
FHA doesn't apply to homeowners who rent out a room in their own home in which they also reside in. But if you move out and rent out rooms then the FHA would apply.
Roommates fall outside of Fair Housing laws. You can discriminate all you want. You have the first amendment freedom of association clause to thank for that. The FHA applies to people renting apartments, houses and the like.
